How it works
Search by name or drill down from state to district to the exact area.
Add the carpet or built-up area, property type, agreed price and who is buying.
Get stamp duty, cess, registration and the total you need to set aside.
Why use this site
Every rate traces back to a state government publication, with a link where one is available.
Cess, registration caps and fixed fees are included so the total matches what you will pay.
Lightweight pages, no pop-ups and no account needed. Works on slow connections too.
See how a locality compares with its district average and with other cities.
The basics
A circle rate is the lowest value per unit area at which a property can be registered in a given area. State governments publish these rates — you will also see them called ready reckoner rates, guideline values or collector rates — and registration offices use them to work out stamp duty.
Rates are set separately for residential, commercial, industrial and agricultural use, and are normally revised once a year. Knowing the rate for your locality helps you check a seller’s price, plan your budget and avoid surprises at the registrar’s counter.
Each state’s revenue or registration department. Rates are usually notified district by district, then broken down by locality, road or village and by the type of property.
Stamp duty and registration are charged on the higher of the two values. If your agreed price is lower than the circle-rate value, you pay duty on the circle-rate value.
In many states, yes — typically one to two percentage points less. Some states also offer concessions for joint ownership with a woman.
No. Circle rates are a legal minimum and often trail market prices in fast-growing areas. In some older areas they can be higher than what buyers actually pay.
